Bridge Financing in BC: How to Buy Your Next Home Before Your Current One Sells

A contractor closes on his forever home in Courtenay on the 15th. His current house closes on the 25th. The deposit cleared months ago, but the down payment, $180,000 sitting as equity in the house he still owns, won't reach his bank account for another ten days. That gap is what bridge financing solves.

Bridge financing is a short-term loan that converts equity you don't yet have in cash into funds you can use at closing. The maximum term in BC typically runs 90 to 120 days. The loan amount is capped at a percentage of your equity, calculated from the firm sale price of your current home minus the existing mortgage and estimated selling costs. If your home is selling for $650,000, you owe $320,000, and commissions run $35,000, the lender might advance up to 80% of the remaining $295,000, roughly $236,000. That figure becomes your bridge.

Interest rates are higher than standard mortgage rates because the loan is registered as a temporary second charge. In late 2025 and early 2026, bridge rates in BC hovered between 7.95% and 9.50%, often Prime plus a spread of 2.00% or more. With BC's Prime at 4.45% as of June 2026, an 8.5% bridge on $500,000 costs approximately $116 per day in interest. The cost is high per day but low in aggregate when the term is short.

What Lenders Require Before Approval

The single non-negotiable requirement is a firm, subject-free Contract of Purchase and Sale on your current property. Your buyer must have removed all conditions before lenders will approve a bridge. For move-up buyers, this creates a specific order of operations: you must sell first, then shop aggressively once the sale is firm. Trying to buy before listing, or before subjects are lifted, pushes you into a "closed bridge" or HELOC, both of which have much stricter qualification rules and may not be available at all.

Lenders also stress-test your ability to carry both mortgages simultaneously for the brief bridge period. You must demonstrate that your income can service the debt on both properties at once, even though the overlap lasts only days. For tradespeople or small business owners whose income fluctuates, having a firm sale in hand makes this qualification process significantly smoother than attempting to carry two full mortgages indefinitely without a guaranteed closing date.

Not all lenders offer bridge loans. When you are moving your mortgage to a new lender, your new lender must provide the bridge, not the old one. The bridge is part of the new mortgage package.

The Renovation Window

The practical value of bridge financing often exceeds the pure financial convenience. Owning both homes for 10 or 15 days creates a renovation runway. A contractor can repaint, refinish floors, or replace fixtures in the new house before furniture arrives, avoiding the stress of living in a construction zone or paying for temporary storage and hotels while work is done. The interest cost on the bridge is frequently less than a month's accommodation and moving expenses would have been.

Bridge financing is a tool for aligning two firm closing dates when the sale is already secured and the equity is real, just not liquid yet.
